Gas safety
Landlords have a duty under the Gas Safety (Installation and Use) Regulations 1998 to arrange maintenance by a Gas Safe registered engineer for all pipework, appliances and flues.
Gas safety checks
Landlords must arrange for a gas safety check to be carried out at least once every year by a Gas Safe registered engineer.
Landlords must:
- keep a record of the safety check for 2 years
- issue a copy to each tenant within 28 days of the check being completed
- issue a copy to any new tenants before they move in
Carbon monoxide detectors should be installed in every room that contains a gas fire, gas wall heater, gas central heating boiler, open fire or a solid fuel burner.
