What is a call for sites?

A new local plan for Cheshire East is being prepared and this will consider the development needs of the borough into the 2040s. A call for sites is normally undertaken as part of the plan making process and it invites landowners, developers, and other interested parties to suggest land for potential housing and economic uses for inclusion in the Cheshire East New Local Plan to meet the future development needs of the area.

IMPORTANT: The call for sites process is separate to the planning application process. The submission of a site to the council does not necessarily mean that it will be included in the new Local Plan or brought forward via a planning application.

 Sites will be assessed by the council for their suitability, availability and achievability for the uses proposed  through the Cheshire East Housing and Economic Land Availability Assessment ( HELAA ).

Ultimately, decisions about which sites will or will not be taken forward will be made as part of the new Local Plan. It is likely that many sites will  not be taken forward and more sites could be submitted than are needed.

Any sites that are proposed for inclusion in a future new Local Plan will be subject to public consultation at key stages of the plan-making process. This can take several years and involves independent examination by a Planning Inspector. 

Submissions to call for sites 2024

Between April and July 2024, we invited  site submissions to inform the preparation of the HELAA .  You can view the sites submitted in 2024 on the interactive map below. Navigate to the area of interest and click on any site for further information about the site name and address, size, and submitted use(s).

IMPORTANT: The  HELAA is currently in progress and site assessments are yet to be completed.

Frequently asked questions

Q: A site boundary crosses into my land — what can I do?

A: Boundaries are based on submitted information and may contain some inaccuracies. Final boundaries will be confirmed if a site progresses.

Q: Are the submitted uses fixed?

A: No. Uses shown reflect what was submitted, not council decisions. These may change following assessment.

Q: Why are the boundaries of sites drawn in different colours?

A: Sites are colour-coded by theme and this follows national planning policy guidance. Some sites have been submitted for a variety of uses and further information about the uses can be found by clicking on the relevant site. 

Q: Can I comment on sites now?

A: Not yet. Sites are shown for information only. Public consultation will take place at various stages of the future plan-making process.

Q: My site has been split or merged — why?

A: Where multiple submissions overlap, we’ve applied professional judgement to avoid double-counting and submitted site boundaries may have been changed to create logical site parcels on the online map.

Q: Can I correct my site boundary or provide updated information?

A: We are hoping to reopen the call for sites soon, allowing updates to mapped areas and submitted information.

Q: Can I change the submitted uses – for example from economy and employment to housing and residential?

A: We are hoping to reopen the call for sites soon, allowing updates to be made to submitted information.

IMPORTANT: The new Local Plan will be prepared under the recently reformed plan-making system. We are currently awaiting the final national legal and policy changes from the government before we can formally start this.
