Managing a property - information for landlords

Smoke and carbon monoxide alarms

Landlords must make sure their rental properties have working smoke and/or carbon monoxide alarms installed.

Visit Gov.UK for the Guidance for landlords and tenants on the Smoke and Carbon Monoxide Regulations.

Alarms

Smoke alarms are required on every storey of the premises where living accommodation is provided (for example, if the living accommodation is a flat above a shop, a smoke alarm is required on all levels).

Carbon monoxide alarms should be installed in every room that contains a gas fire, gas wall heater, gas central heating boiler, open fire or a solid fuel burner.

Failure to comply with this legislation may lead to landlords being issued with a fixed penalty fine of up to £5,000.

The Housing Enforcement Policy from 1 May 2026 provides more information about how this legislation is applied. Visit the Enforcement policy page.
