Decent Homes Assistance
Help for owner-occupiers and tenants with repairing obligations
to bring their homes up to the Decent Homes Standard
How much is it?
Up to £5,000 for eligible works. In addition, we will allow
any eligible VAT and fees to be included in the application.
What works will it pay for?
The works must be to bring the property up to the Decent Homes
Standard. This can include roof repairs, windows, electrics,
central heating, damp proofing, and many more. We can assess your
home and tell you what repairs will qualify for assistance.
Am I eligible to apply?
If you are over the age of 60, or under 60 receiving a
qualifying benefit, you may qualify. Applicants will be asked to
complete a Test of Resources (a means test) so that we make sure
our help goes to those most in need.
The qualifying benefits are:

Pension Credit Guarantee
Council Tax Benefit
Housing Benefit
Child Tax Credit (with an income of no more than £15,050)
Working Tax Credit (with an income of no more than £15,050)
Income based Employment Support Allowance
Income based Job Seekers Allowance
Disability benefits
Attendance Allowance
Disability Living Allowance
Industrial Injuries Disablement Benefit
War Disablement Pension
If you receive one of the income related
benefits, you will be pass-ported through the Test of
Resources without needing to provide detailed information.
Do I have to repay the assistance?
Yes, it is repayable when you sell or transfer your home, or it
is no longer your main residence. There are no additional payments
due. So, if the Council gives you assistance of £4,000, when you
come to repay it, you will still pay £4,000. This is done by
registering a local land charge on your property.
Can I apply again?
You won't be able to apply for Decent Homes Assistance again
until five years have passed after your work has been completed,
but you may be eligible for some other types of assistance.
How do I apply?

- If you are over 60, your local Home Improvement Agency can assist you through
the process of applying for assistance and organising the
works.
