Surface water and sustainable drainage systems ( SuDS )

As Lead Local Flood Authority we are a statutory consultee for surface water drainage on all major planning applications.

Major planning applications are defined as development involving one or more of the following:

  • The winning and working of minerals or the use of land for mineral-working deposits
  • Waste development
  • The provision of dwellinghouses where
    • The number of dwellinghouses to be provided is 10 or more
    • The development is to be carried out on a site having an area of 0.5 hectares or more and it is not known whether the development falls within sub-paragraph ©(i)
  • The provision of a building or buildings where the floor space to be created by the development is 1,000 square metres or more
  • Development carried out on a site having an area of 1 hectare or more

SuDS  are now a material consideration for all major developments, irrespective of location and ground conditions. Planning applications for major development should therefore be accompanied by a site-specific surface water drainage strategy that demonstrates the proposed drainage scheme is in compliance with the National Planning Policy Framework ( NPPF ).

We will need to be satisfied that the proposed minimum standards of operation are appropriate and that clear arrangements are in place for ongoing maintenance over the lifetime of the development.
