Controls in Conservation Areas
The main controls which apply in these areas are as follows:
Inside Conservation Areas
In some conservation areas an Article 4
Direction is in force. This means that an application has to be
made to the Local Planning Authority for relatively minor changes
to the external appearance of the buildings.
Demolition of Buildings
Demolition (total or partial) of any building exceeding
115m3 requires Conservation Area Consent.
However, the total demolition of any buildings in residential
use, any buildings attached thereto, or any buildings exceeding
50m2 requires prior approval by the local planning
authority unless already requiring Scheduled Monument, Listed
Building or Conservation Area Consent.
Demolition of Walls
Demolition of any wall exceeding 1m in height (if abutting a
highway or public open space) or 2m in height elsewhere requires
Conservation Area Consent.
Works to Trees
Six weeks’ notice must be given to the local planning authority
of the intention to fell, top or lop any tree with a trunk
measuring in excess of 75mm in diameter at a height of 1.5m above
ground level.
Domestic Extensions
(not applicable to commercial buildings or flats)
Subject to their location and height, extensions are permitted
up to 50m3 or 10% of the volume of the original or
extended house as in 1948, whichever is greater.
Curtilage Buildings
Curtilage buildings greater than 10m3 require
planning permission. (Any curtilage building greater than
10m3 is treated as an enlargement of the dwelling.)
Dormers
All dormers require planning permission.
Satellite Dishes
Satellite dishes on chimneys, front walls or on front roof
slopes require planning permission.
External Cladding
External cladding of a dwelling with stone, tiles, artificial
stone, plastic or timber requires planning permission.
Outside Conservation Areas
Demolition of Buildings
No such control applies, except as indicated below.
However, the total demolition of any buildings in residential
use, any buildings attached thereto, or any buildings exceeding
50m2 requires prior approval by the local planning
authority unless already requiring Scheduled Monument, Listed
Building or Conservation Area Consent.
Demolition of Walls
No such control applies.
Works to Trees
No control applies unless the tree is protected by a Tree
Preservation Order.
Domestic Extensions
(not applicable to commercial buildings or flats)
Terraced houses as in conservation areas. In the case of other
houses, extensions up to 70m3 or 15% of the volume of
the original or extended house as in 1948 are permitted, whichever
is greater.
Curtilage Buildings
Curtilage buildings, NOT exceeding 3m in height or 4m to the
ridge if having a pitched roof, NOT in the front garden unless at
least 20m from the highway and NOT covering more than half the area
of the curtilage, are permitted. (A curtilage building greater than
10m3 is only regarded as an enlargement of the dwelling
if within 5m of it.)
Dormers
Dormers are permitted up to 40m3 in size in the case
of terraced houses or 50m3 in the case of other houses,
except on roof pitches facing a highway, but consent is still
required if the total extension allowance is exceeded.
Satellite Dishes
Satellite dishes are permitted unless:
- If installed on a chimney, they exceed 45cm in diameter.
- If installed elsewhere on the building or within the curtilage,
they exceed 90cm in diameter.-+
- They are higher than the highest part of the chimney (if
installed theren) or roof (if installed thereon).
External Cladding
External cladding is permitted.
