Exemptions
The Building Regulations allow some works to be done without an
application being required. In most instances it is advisable to
contact your local Building Control Department to verify whether or
not the work to be undertaken is in fact exempt.
Full details of buildings which are exempt are given in Schedule I
of the Building Regulations. The following domestic extensions,
subject to a maximum internal floor area of
30m2, are exempt from Building Regulation
control and may be constructed without making an application:
Detached Garages – these must be sited at least
1m from any boundary or be constructed substantially of
non-combustible material.
Carports open on at least two sides
Porches separated from the dwelling by a
door
Conservatories – these must be separated from the
dwelling by an external quality door, have at least three quarters
of the area of the roof and half the area of the walls made of
light transmitting material and should incorporate safety glazing
where appropriate. The floor space should be less than
30m2.

advice should be sought from Planning Development
Control
